 Terms and Conditions

The following conditions apply to all property rentals booked pursuant to these terms between Staycity Ltd (referred to as the "Booking Agent"), and the operator of the properties (referred to as the "Operator" or "Company" ) and all property renters (referred to as 'The Client').

Website Use

Use of this website is subject to the terms and conditions outlined below. By using this website you agree to be legally bound by these terms and conditions.

Users enter site at own risk. We offer no guarantee any content downloaded from this site will not have a harmful effect on your computer (such as loss of data etc). Although every care has been taken to prevent this from happening, we always recommend running a virus scan on any content downloaded from the Internet.

All rates quoted are subject to availability and alteration and may be subject to a minimum night stay. All discounted rates quoted are limited offers and subject to availability and may be subject to a minimum night stay. While every effort has been made to ensure the accuracy of all information, stayAmsterdam does not accept liability for any errors or omissions and reserves the right to change information and descriptions of listed accommodation and products.

Online Bookings

Please note that different terms, conditions & cancellation policies in relation to all online bookings via stayAmsterdam and affiliate websites may apply depending on the accommodation or rate type selected. Please read carefully the accommodation rate details that are provided before you make your online booking. You are advised to check through the rate details before making your online reservation.


All reservations include a reservation fee payable to the Booking Agent (as agreed from time to time between the Booking Agent and Operator) for the provision of travel agency services, which will be deducted from the total value of the reservation and will be offset against monies paid at the time of booking (or if no monies are taken at the time of booking, then the reservation fee is payable by the Operator to the Booking Agent). All monies taken at the time of booking are non-refundable. The remainder of the value of the reservation (after deducting the monies paid on booking and including any other fees agreed to at the time of booking) is payable to the Operator. If 100% of the reservation value is taken at the time of booking, then the Booking Agent shall be liable to pay the balance of payment to the Operator. Note that minimum duration of stays and supplements may apply, which will be shown during the booking process. Terms and conditions of special offers as advertised at the time of booking also form part of these conditions.

Conditions of Use of Apartments

Standard occupancy for each property is shown on our website. Client should check maximum occupancy at the time of booking.

Prices are fully inclusive (heating & hot water costs, linen & towels, cable TV, etc) with the exception of phone charges and Internet usage - these may be charged separately by the property manager/owner. Each apartment is allocated an electricity allowance. Excessive use of electricity will result in a surcharge being applied to your bill. Please ensure that all appliances, lighting, heating, hot water etc are turned off unless required.

For payment we accept Visa and MasterCard. Please note we do not provide credit card receipts or numbers by post or electronically for security reasons. For most apartments, it is possible to pay the balance on arrival by credit card, however, some apartment managers can accept cash only.

If any fees are not received in accordance with the above paragraph, your booking may be cancelled by us and any payments already made, will be forfeited.

All accommodation charges and any "extras" charges must be settled by the guest, prior to vacating the premises.


Cancellation of a reservation will be effective only from the date of receipt.

Cancellations must be made by e-mail to and a confirmation of the cancellation will then be sent to you. If you do not receive confirmation, then your cancellation may not have been received. Client and Booking Agent do not guarantee that emails sent are received. It is the Client’s responsibility to ensure receipt of their cancellation.

  • The booking deposit is always non-refundable.
  • Cancellations received 14 days or more prior to arrival date the full amount, less the deposit, will be refunded.
  • Cancellations received less then 14 days prior to arrival will be charged 50% of the remaining balance due, in addition to the retention of the non-refundable deposit.
  • Bookings cancelled within the 24 hours prior to 14.00 of the arrival day will be charged the full amount- 100% of the balance due, in addition to the retention of the non-refundable deposit.
  • For No Show bookings (i.e. clients who fail to arrive for a booking), the full cost of the accommodation will be charged. - 100% of the balance due, in addition to the retention of the non-refundable deposit.

Any cancellation may be liable to pay cancellation charges. Depending on the reasons for your cancellation, you may be able to reclaim these cancellation charges from your insurance company, if you have taken out travel insurance. We strongly recommend that all clients obtain appropriate travel and personal insurance cover.

In exceptional circumstances we may find it necessary to cancel your booking or relocate you and if so, we shall make all reasonable efforts to offer a suitable alternative of the same quality or better. If this is not acceptable we will refund any sum you have paid to us which shall constitute full and final settlement of any liability we may have to you as a result of such cancellation.

The Company reserves the right to cancel the booking if:
The apartment(s) or part of it is closed due to circumstances beyond its control.
The Company becomes insolvent or enters into liquidation or receivership.
It prejudices the reputation or causes or might cause in the Company’s opinion, damage to the apartments and its common areas.

In any of these circumstances the Company will refund any payments made in advance, but will have no further liability to the Client.

We will not be liable for any delay, loss, damage or expenses incurred if your booking needs to be altered or cancelled or we are unable to perform our contractual obligations as a result of events beyond our reasonable control, which shall include but not be limited to events such as war, civil strife, terrorist activity, labour disputes, natural or man-made disaster, fire, flood, and adverse weather conditions.

If we receive serious complaints or any disputes arise, we reserve the right to terminate your stay without notice.


If you wish to alter your booking (e.g. change the dates of your stay or the accommodation requested), we cannot guarantee that you will be able to do so and we accept no liability for any loss, damage or additional expense that may be incurred in that circumstance. We will always endeavour to sell any apartment(s) you no longer require but cannot guarantee this. In circumstances where the apartment(s) cannot be sold, our cancellation policy will apply. Any change in the number of nights booked may result in a higher rate being charged in accordance with the properties current availability and rate strategy. Booking deposits are non-refundable and any new calculation of the balance payment will exclude the deposit payment.

Occasionally, it may be necessary for us to alter a booking without advance notice. We endeavour to avoid such circumstances, but reserve the right to change the booked apartment(s) to another of equal or better standard. Such apartment(s) may not be in the same location as originally booked.

Security Deposits

A discretionary security deposit is required upon check-in. This will be refunded within 14 days of your departure, and after inspection of the apartment(s), on the conditions that:

(1) no damage to the apartment(s) has occurred, by any guest in the group.
(2) no damage to any property has occurred, by any guest in the group.
(3) no undue disturbance to other guests or residents has occurred, by any guest in the group.
(4) no use of drugs has occurred in or around the premises of the apartment by any guest in the group.

The security deposit can ONLY be paid by credit card (Visa, Mastercard or AMEX accepted), with the exception of privately owned properties where this payment must be made in cash. If the credit card does not belong to a member of the party staying in the apartment Amsterdam Locations will require the cardholder to complete and sign a form along with a copy of the cardholder's passport. Unfortunately guests who are unable to provide a security deposit payment cannot be accommodated.

If damage or disturbance to other guests has occurred, the cost to the manager/owner of the damage or disturbance that has occurred will be retained from the security deposit, and the remainder returned to the guest(s) in the party. If this cost exceeds the value of the deposit, the manager/owner of the property (or stayAmsterdam) reserves the right to charge the excess to the guest's (or guests') credit card(s).


Only persons notified to us prior to your arrival may occupy the apartment. You may not re-let/sublet the apartment to any other third party without our prior written approval. The number of persons permitted to occupy the apartment is limited to the number of beds available and this limit may not be exceeded without our prior written approval. We reserve the right to refuse admittance to the apartment if this condition is not complied with.

Check-In / Check-Out Requirements

You can pick up keys and arrange the check-in at the office in Amsterdam City Centre or at Schipol Airport between 09:00 and 22:00, with the exception of privately owned apartments, whereby check in takes place at the apartment itself. If an early check-in for the apartment is requested and available the charge is €30 before 14:00.

Check-in time can vary, but in most cases is available from 14:00-22:00. With the exception of a few select apartments, in which case please check your confirmation or contact our team for details. For all office based check in’s arrival after 22:00 the check-in will take place at the apartment and will cost €50. If you prefer to be met directly at apartment for a personal check-in this can be arranged prior to arrival and will cost €25.

Full check-in details will be provided after booking completion.

Unless otherwise agreed in advance, all apartments must be vacated by 11:00am and all keys must be left on the table on the day of departure, although prior arrangements may be able to be made for longer stays on departure date. If there is any delay in vacating the apartment beyond the agreed time, a full day's rental may be charged to you. The specific check-in and check-out details of each apartment vary.

Facilities / Services

All apartments are fully furnished to a high standard and include a kitchen fully equipped with appliances, cutlery, crockery, and kitchen utensils. No food is provided. A welcome pack is provided on arrival. This consists of tea, coffee, sugar and sufficient washing up liquid. No items may be removed from the apartment.

Unless otherwise specified, the prices quoted include a weekly maid service, heating, electricity, gas, water, council taxes and television/cable license. The price also includes linen and towels, which are changed once a week. The price does not include service charges for phone calls made, where applicable. Some apartment managers can provide a wireless Internet access card, charged at a rate of €10/day. Please ask your contact person for further details.


We will not be responsible for any loss or damage to your goods or personal belongings kept at the accommodation. You are also responsible for taking all reasonable care of the apartment and its contents. The apartment and all equipment, utensils, furniture etc. must be left clean and tidy at the end of your stay.

Except in the case of normal wear and tear you are responsible for any damage to the apartment or its contents during your stay which has occurred due to the negligence, wilful default or irresponsible behaviour on the part of yourself or those occupying the apartment or their guests. Any damage must be reported to the manager/owner, without delay.

Fair Use

You and your party agree to be considerate tenants and to take good care of the Apartment(s) and to leave it/them in a clean and tidy condition at the end of the rental period. You and your party also agree not to act in any way which would cause disturbance to those residents in neighboring properties.

Each apartment is allocated an electricity allowance. Excessive use of electricity will result in a surcharge being applied to your bill. Please ensure that all appliances, lighting, heating, hot water etc are turned off unless required.

Use of properties listed on

stayAmsterdam reserves the right to terminate without notice any reservation/booking that stayAmsterdam deems to be in breach of its Terms and Conditions, irrespective of whether the holder of the reservation, or any member of the group associated with the holder of the reservation, has checked in.


The owner/manager of the apartment, or authorised personnel, may at any time access the apartment for the purpose of inspection of the apartment, and to carry out repair or maintenance work.


With the exception of a few apartments, no pets, of any kind, are allowed in the apartments at any time. Please enquire with our team for details.


Unless negligence by stayAmsterdam is established by an independent body, the Company will not be held liable for injury to person, loss of, or damage to any property of any Client or person staying/visiting the apartments and or its general facilities and area.

Once a booking has been accepted by stayAmsterdam, a contract exists between Client and Company. Accepting a reservation with stayAmsterdam indicates acceptance of these Terms and Conditions.


This contract shall be governed by Irish law in every particular including formation and interpretation and shall be deemed to have been made in Ireland.

Force Majeure

The provision of short-let property rentals is a "grey area" in Amsterdam and there is some risk that the authorities may close down, or otherwise prevent access to properties that are listed on this site. All property rentals on this site are subject to the local laws and legal conventions of Amsterdam and/or The Netherlands. Such laws may change without notice. In the event that new or existing laws governing the short-term rental of properties, which may have an adverse effect on such rentals (including, but not limited to prohibition of such rentals), come into effect, stayAmsterdam will endeavour to relocate any pending arriving parties in alternative accommodation (to a similar standard). In the event that relocation is not possible, or undesired, stayAmsterdam will refund any monies paid for affected accommodation booked through stayAmsterdam.

stayAmsterdam will not accept responsibility for the enforcement, amendment or introduction of such laws, and no compensation (beyond refunding of deposits) will be entertained.
