Charming two bedroom houseboat apartment, that can accommodate four guests, located in the Centre Area in Amsterdam, close to the Nieuwmarkt.

This luxurious houseboat, located on a canal in the centre of the city has great water views and is perfect for two couples or a small group of friends travelling together. At 100 square metres the apartment is spacious and well decorated throughout with attention to detail shown in the furnishings and fixtures selected. The houseboat is entered through the original wheelhouse and here you will find a comfortable lounge area where you can relax and enjoy the great views. The living area is bright and open with skylights and wooden floors and is furnished with a sofa, matching armchairs, a dining table and chairs and flatscreen television. The fully equipped kitchen, including an oven, hob, a microwave, a grill, a fridge, a freezer, a dishwasher, a toaster and a coffee machine, opens onto the living area and is both modern and stylish. The two bedrooms are found on the port side of the houseboat; one bedroom comes with a double bed and the other with two single beds. The bathroom is also modern and includes a washbasin, shower and toilet.  Located on a canal in the centre of the city, this apartment is ideal for business or leisure travellers after accommodation that is uniquely Amsterdam.

Please note that the apartment is not available for young groups under the age of 21 and it is not allowed to stay on the terrace after 22:00 due to possible noise.

Location

This apartment is situated on a canal in central Amsterdam just a short distance from the Nieuwmarkt. The New Market is open most days of the week and is a great place to pick up supplies while staying in the city. A must visit in the square is De Waag, an old weight house that used to form part of the city walls built in 1481. China Town is not far from the apartment and is home to international shops and restaurants not just from China but other parts of Asia, Europe and South America. The centre of Amsterdam, Dam Square can be reached on foot and it is here you can find one of the most stunning buildings in the city, the Royal Palace. For art lovers Rembrandt House is just a short distance from the apartment and is the place Rembrandt lived and worked for many years. Central Station is within ten minutes of the apartment on foot and here you can get trains, trams and buses to not only other parts of Amsterdam but to anywhere in the Netherlands.

Cancellation policy

Online payment is a pre-payment with a balance due upon arrival


  • The pre payment is non-refundable at any time, not even in case of force majeure. 
  • Bookings cancelled less then 2 weeks before the start of the stay will be charged with 50% of the balance due.
  • Bookings cancelled less then 24 hours before the start of the stay or cancellation without prior notice "no-show";100% of the balance due will be charged.
  • Cancellations must be made by 12 midday CET (Central European Time) on the appropriate day

The apartment provider reserves the right to cancel or alter the booking if:

  1. If the guest(s) are not able to pay the online payment and/or remaining balance upon arrival.
  2. If the guest(s) are not able to show their passport, id card or drivers license upon arrival.
  3. If the guest(s) are not able to provide a security deposit in form of a valid credit card.
  4. The apartment(s) or part of it is closed due to circumstances beyond its control.
  5. It prejudices the reputation or causes or might cause in the apartment providers opinion, damage to the apartments and its common areas.
  6. The apartment provider becomes insolvent or enters into liquidation or receivership.

The apartment provider will not be liable for any delay, loss, damage or expenses incurred if your booking needs to be altered or cancelled or the apartment provider is unable to perform the contractual obligations as a result of events beyond his reasonable control, which shall include but not be limited to events such as war, civil strife, terrorist activity, labor disputes,natural or man-made disaster, fire, flood, adverse weather conditions or change of local government laws.

 

In any of these circumstances the apartment provider will refund any payments made in advance, but will have no further liability to the Client.If the apartment provider receives serious complaints or any disputes arise, he reserves the right to terminate your stay without notice and refunding payments.

Limitation of liability


The apartment provider shall not be liable for any direct or indirect damage that may arise as a consequence of the client's use of the apartment, including without limitation, damages, insurance, losses because of fire, robbery or criminal behavior.

Occupant’s

Only persons notified to the apartment provider upon arrival may occupy the apartment. You may not re-let/sublet the apartment to any other third party without our prior written approval. The number of persons permitted to occupy the apartment is limited to the number of beds available and this limit may not be exceeded without our prior written approval. The apartment provider reserves the right to refuse admittance to the apartment if this condition is not complied with. 

Fair Use


You and your party agree to be considerate tenants and to take good care of the apartment(s) and to leave it in a clean and tidy condition at the end of your stay. Except in the case of normal wear and tear you are responsible for any damage to the apartment or its contents during your stay, which has occurred due to the negligence, willful default or irresponsible behavior on the part of yourself or those occupying the apartment or their guests. Any damage must be reported to the apartment provider, without delay. You and your party also agree not to act in any way that could cause disturbance to the residents in neighboring properties.

Alcohol, Drugs & Tobacco


The use of drugs and abuse of alcohol is strictly prohibited on the premises.The use and possession of hard drugs is illegal and anyone suspected of either will be reported to the Police. In some apartments smoking inside is allowed, this is stated on the website. It is not allowed to smoke marihuana inside the apartments.
